Size bands at a glance
Current project references list three size bands at Candeur Arbora, Kukatpally. The 2.5 BHK homes are around 1,550–1,575 SFT; the 3 BHK homes are around 1,800–1,905 SFT; and the larger 3 BHK homes are around 2,150–2,207 SFT. Exact layouts differ by tower and floor.
Who should pick a 2.5 BHK?
- Small families and couples who want a dedicated study or flexible room without paying for the largest layouts.
- Work-from-home households that need one quiet room in addition to two bedrooms.
- Budget-conscious buyers who still want the full community amenity programme: clubhouse, central greens and sports facilities.
Remember the 1,550 SFT inventory is currently limited, so ask early about the specific towers where it is still available.
Who should pick a 3 BHK?
- Growing or multi-generational families needing a third bedroom, larger living and dining areas, or room for parents.
- Long-term end users who plan to stay for many years and prefer to buy the space they will need later.
- Buyers who value storage and balconies: the larger bands generally provide more generous planning. Verify against the actual plan.
Indicative base cost by size band
The current CLP/EOI reference is approximately ₹7,799 per sq ft plus applicable add-ons. Multiplying that rate by the size band gives only an illustrative base figure, before floor rise, facing premium, parking, corpus, maintenance advance, GST, registration and other charges.

Availability reality check
Towers C and D have been communicated as sold out in the current sales update, 1,550 SFT inventory is limited and the larger 1,800–2,207 SFT options have broader availability. If you prefer the compact 2.5 BHK, speak to the sales team first and keep an alternative tower in mind.
